Recent research indicates that 70% of UK estate agents have witnessed homeowners encountering hurdles in selling their properties due to insufficient energy efficiency. Furthermore, a substantial 79% of estate agents anticipate a rise in buyers actively seeking properties boasting an Energy Performance Certificate (EPC) rating of C or higher.
Winter, typically a slow season for property sales, continues to present challenges this year. In response, Mitchell Wray, director of National Insulation Supplies, offered valuable advice for homeowners aiming to boost their EPC rating during the winter months to facilitate the selling process. He stated: “On average, draught-proofing your home can elevate your EPC rating by 15-20 points.”
Sealing and Insulating
Utilizing reflective materials like sealants or adhesive tapes/strips plays a pivotal role in bouncing back radiant heat, preventing its escape through walls or surfaces. Homeowners can commence this process by sealing gaps around electrical fixtures, the loft hatch, ceiling-to-wall joints, and window frames – the primary areas where heat tends to leak. “Remember to seal any gaps surrounding outdoor pipework, as this keeps pipes warm and decreases the risk of freezing,” advised Mitchell.
Draught Exclusion
Installation of draught excluders for doors and drafty window ledges can help maintain warm air indoors and prevent cold air from infiltrating through gaps and cracks. These simple additions can be fashioned from materials like fabric, plastic bags, sand, or purchased for approximately £15 to £30.
Insulation Measures
Adequately insulating the loft is crucial, as heat naturally ascends in homes. Ensuring loft insulation is 270mm thick can make a substantial difference of 15-20 points on your EPC.
Pipe Insulation
To prevent heat loss from pipes before it circulates within your home, applying pipe lagging or insulation is advisable. “Wrap it around the pipe, covering the joins with tape. Ensure the lagging’s depth matches the pipe size for optimal thermal efficiency and moisture protection,” explained Mitchell.
Radiator Optimization
Enhance radiator efficiency by installing reflectors behind them. This addition redirects radiant heat away from the wall, reducing heat losses.
Curtains, Rugs, and Furniture Arrangement
Upgrading curtains to thicker or thermal options and using rugs or carpets, especially on uninsulated floors, can help retain heat and prevent up to 10% of heat loss. Rearranging furniture away from radiators allows for better air circulation, optimizing heating efficiency.
Budget-Friendly Double Glazing
For cost-effective double glazing, cover window frame gaps with plastic film kits priced at £5 to £10. This alternative effectively retains heat and serves as a second layer if it’s clear and airtight.
Implementing these simple yet effective measures not only improves a home’s energy efficiency but also enhances its appeal in the competitive property market.
